Who we are

Beach Bums Real Estate (1065 SW 8th St #2360, Miami, FL 33130; (689)249-4888) operates the website at beachbumsre.com. This policy explains what information we collect and what we do with it.

What we collect

When you submit a form on this site, we collect the information you choose to give us:

• Your name
• Your phone number
• Your email address (optional)
• The property address you’re asking about (optional)
• Any message you write
• The page you submitted from

Alongside that, the form records a small amount of technical context so we know where an enquiry came from: the page you first landed on, the website or search that referred you, any campaign tags in the link you clicked (the utm_ parameters, and Google or Meta click identifiers if you arrived from an ad), and your screen size and whether you were on a phone or a computer. It does not include your name, your address, or anything you did not type into the form.

We do not require you to create an account, and we do not ask for Social Security numbers, bank details, or payment information through this website. If anyone claiming to be us asks you for those things through a web form, it is not us.

How we use it

We use your information to:

• Respond to your enquiry and prepare an offer on your property
• Contact you about your enquiry by phone, text, or email
• Keep records of our communications with you

What we don’t do

We do not sell your personal information. We do not trade or rent your contact details to lead-generation companies, list brokers, or other investors.

We share information only with service providers who help us operate - for example, our website host and our email provider - and only to the extent they need it to provide that service. We may also disclose information where legally required.

Communications

By submitting a form you agree we may contact you at the phone number and email address you provide, including by text message, about your enquiry. Message and data rates may apply. You can opt out at any time by replying STOP to a text, or by contacting us at (689)249-4888. Opting out of marketing does not prevent us from contacting you about an active transaction.

Cookies and analytics

This site uses Google Analytics 4 to understand how people find and use it. It sets cookies and records things like which pages you viewed, how far down a page you scrolled, which links and buttons you clicked, whether you started or submitted a form, your approximate location from your IP address, and what kind of device and browser you used.

We use this to work out which pages and guides are actually useful - not to identify you personally. We have not enabled Google Signals or advertising features, and we do not run advertising pixels that follow you around other websites.

You can opt out of Google Analytics entirely by installing Google’s official opt-out browser add-on, or by using your browser’s tracking protection or an ad blocker. Nothing on this site stops working if you do.

Who else touches your information

We keep the list of companies involved deliberately short:

• Vercel - hosts the website and serves the pages you are reading.
• Google Analytics - the usage statistics described above.
• Resend - delivers the form submission to our own inbox as an email.
• Software we use to run the business - when you ask us about a property, the details you gave us may be entered into the tools we use to research properties and manage enquiries, in the same way any business keeps a record of who contacted it.

None of these are given your information to use for their own marketing, and we do not sell or rent your details to anyone.

Data retention

We keep enquiry records for as long as needed for our business and legal purposes. You can ask us to delete your information at any time using the contact details below, and we will do so unless we are required to keep it.

Your choices

You can ask us to:

• Tell you what information we hold about you
• Correct anything that’s wrong
• Delete your information
• Stop contacting you

Just call or write to us - we’ll handle it.

Children

This site is not directed at anyone under 18 and we don’t knowingly collect their information.

Changes

If we change this policy we’ll update the date at the top. Material changes will be noted on this page.
